AN ORDINANCE MODIFYING JACKSONVILLE MUNICIPAL
CODE 99 18.24.030, 18.26.030, 18.28.030, 18.32.030, 18.40.030, ANU
18.44.030; ANU, FOR OTHER PURPOSES.
WHEREAS, the Planning Commission and City Council have duly
considered and studied the opportunities and possibilities of revitalization and
redevelopment of downtown Jacksonville, of which it has been deterlldned that
availability of certain mixed residential and cOIllillercial uses could serve as a
positive influence on the area; and,
WHEREAS, creation of a new Mixed Use Overlay District for use in a
specified area and modification to existing ordinances will allow development of
such properties in an orderly and planned manner, providing a stiiJ.lulus to
revitalization of downtown Jacksonville.
NO~ 'I:tIEREFORE, BE IT ORDAINED BY 'l:tIE CI'l'Y COUNCIL OF
'I1fE CI'l'Y- OF JACKSONVILLE, ARKANSAS, THAT:
SECTION ONe;: ~MC S 18.24.030 (Single Family Residential Districts
R-O and R-1- Conditional Uses) shall hereby be amended as follows:
1. Mixed Use development in accordance with the
Mixed Use Overlay District.
SECTION'I'WO: JMC S 18.26.030 (One Family District R-1A -
Conditional Uses) shall hereby be amended as follows:
k. Mixed Use development in accordance with the
Mixed Use Overlay District.
SECTION'l:tIREE: JMC S 18.28.030 (Two Family District R-2 -
Conditional Uses) shall hereby be amended as follows:
k. Mixed Use development in accordance with the
Mixed Use Overlay District.
SECTION FOUl{: JMC S 18.32.030 (Multi-Family Residential District R-
3 - Conditional Uses) shall hereby be amended as follows:
k. Mixed Use development in accordance with the
Mixed Use Overlay District.
SECTION FIVE: ~'MC S 18.36.030 (Zero Lotline Single Family District
R-4 - Conditional Uses) shall hereby be amended as follows:
k. Mixed Use development in accordance with the
Mixed Use Overlay District.
SECTION SIX: JMC S 18.40.030 (Quiet Business District C-l -
Conditional Uses) shall hereby be amended as follows:
h. Mixed Use development in accordance with the
Mixed Use Overlay District.
SECTION SEVEN: JMC S 18.44.030 (Shopping Center District C-2 -
Conditional Uses) shall hereby be amended as follows:
m. Mixed Use development in accordance with the
Mixed Use Overlay District.

SECTION EIGHT: All Ordinances and parts thereof in conflict herewith
are hereby repealed to the extent of said conflict.
SECTION NINfi: This Ordinance shall take effect immediately upon
passage and publication, as provided by and subject to the requirements of
applicable law.
