ADJOURNMENT MINUTES: BOARD OF ADJUSTMENT REGULAR MEETING DATE AND TIME: May 8, 2006 6:30 p.m. – 6:39 p.m. ATTENDANCE: Commissioners: Glen Keaton, and Bart Gray, Jr. Chairman Traylor, and City Engineer Whisker _________________________________________________________________ City Clerk Susan Davitt recorded those listed above in attendance and Chairman Traylor declared a quorum. APPROVAL AND/OR CORRECTION OF MINUTES: Commissioner Keaton moved, seconded by Commissioner Gray to approve the minutes of the Regularly Scheduled Board of Adjustment meeting of April 10, 2006 and the Special Scheduled Board of Adjustment meeting of April 24, 2006. MOTION CARRIED with Chairman Traylor voting AYE. VARIANCE(S): Rear Yard Setback Variance at 3400 South Ridge Drive Chairman Traylor opened the public hearing at approximately 6:30 p.m. Mr. Bill Shelley stated that the cover for the patio would be done with a continuous roof. He related that he has hired a professional contractor to perform the work, explaining that the final product would not look like an add-on but appear as if it were built when the house was originally constructed. He answered that the house is two years old so matching the existing exterior shingles and siding would not be a problem. He explained that the patio area is not being closed in. City Clerk Susan Davitt answered that there had been no opposition calls received during the advertisement period. City Engineer Whisker added that nor had he received any opposition calls. In response to a question posed by Chairman Traylor, City Engineer Whisker related that there is exactly 13’ from the addition to the rear property line. Mr. Shelly explained that presently there is 25’ from the rear of the house to the property line, explaining that the roof cover would extend 12’ from the house. He stated that the existing patio is 12’ X 22’. City Engineer Whisker related that the patio has 3’ high half brick side walls, which the petitioner is proposing to place a roof over the existing patio. He explained that since the roof structure would be attached to the home it would require a variance. He further explained the necessity of a variance given the possibility of future enclosure by a succeeding property owner. Mr. Shelley then explained that the roof would have the same roof line, same eves, and gutters. He added that the structure would feature four rear circular columns. He noted the extensive expensive to have the extension done professionally. Discussion ensued regarding the need for a 12’ rear yard variance to achieve the proposed construction plan. Other considerations were mentioned regarding additional space for the roof eves. BOARD OF ADJUSTMENT REGULAR MEETING May 8, 2006 Commissioner Gray moved, seconded by Commissioner Keaton to allow a 12’ rear yard setback variance to include 1’ additional variance to accommodate eves, allowing for a total of 13’ rear yard setback variance. MOTION CARRIED with Chairman Traylor voting AYE. Chairman Traylor closed the public hearing at approximately 6:39 p.m. ADJOURNMENT: Without objection, Chairman Traylor adjourned the meeting at approximately 6:39 p.m. MOTION CARRIED.
