MINUTES: BOARD OF ADJUSTMENT REGULAR MEETING
DATE AND TIME: February 28, 2005 5:30 p.m. – 5:33 p.m.
ATTENDANCE: Commissioners: Commissioners Martha Boyd, Mark Perry, Traylor, Gray and Chairman Keaton.

City Clerk Susan Davitt recorded those listed above in attendance and Chairman Keaton declared a quorum.
VARIANCE(S): a. Rear Yard Setback Variance 3508 North Ridge Drive
Chairman Keaton opened the public hearing at approximately 5:30 p.m.
Mr. Bruce Beard of Imagine Construction related that he was requesting a rear yard setback at 3508 North Ridge Drive due to the irregular shape of the lot. He stated that several different
house plans have been considered but were unsuccessful.
Commissioner Traylor noted that it has been a few weeks since he has visited the site. He then questioned, what is on the north side of the property.
Mr. Beard replied that there was a fence around the entire property and houses on all three sides of the property.
Commissioner Gray stated that he feels it would be a hardship if Mr. Beard were asked to comply with the rear setback. He added that it appears the variance would not affect any of
the neighbors adversely and the construction would not go into the easement.
Commissioner Gray moved, seconded by Commissioner Perry to grant a rear yard setback variance at 3508 North Ridge Drive. MOTION CARRIED.
Chairman Keaton closed the public hearing at approximately 5:33 p.m.
ADJOURNMENT:
Commissioner Boyd moved, seconded by Commissioner Traylor to adjourn the meeting at approximately 5:33 p.m. MOTION CARRIED.
