97 JUN 11MINUTES: BOARD OF ADJUSTMENT DATE AND TIME: June 11, 1997 4:00 p.m. 4:11 p.m. ATTENDANCE: Chairman Art Brannen Commissioners: Ken Nabors, B.J. Boroughs, John Hardwick and Mark Perry PETITIONERS: SANDS MOTEL 1008 So. Hwy 161 Variance requested: Side Yard Setback Variance (Chapter 18.68.050 Jax. Mun. Code) __________________________________________________________________ Deputy City Clerk Susan L. Davitt recorded those listed above in attendance and Chairman Brannen declared a quorum. APPROVAL AND/OR CORRECTION OF MINUTES: Commissioner Perry moved, seconded by Commissioner Nabors that the minutes of the Board of Adjustment Meeting of May 14, 1997 be APPROVED. MOTION CARRIED. VARIANCE REQUEST: SANDS MOTEL 1008 SO. HWY 161 Side Yard Setback Variance (Ch. 18.68.050 Jax. Mun. Code) Chairman Brannen introduced the item of business and related that the area is zoned C-3 which requires a 15' side yard setback. He noted that Mr. Kirkpatrick is requesting a 10' variance. Chairman Brannen invited Mr. Mike Kirkpatrick of Sands Motel to address the Board. Mr. Kirkpatrick related that the variance space is required to build the units and accommodate parking. He related that the proposed units will be constructed and existing mobile home units will be removed and the space will provide parking for the new units. He stated that while the construction of the units will be fairly simple in design but will replace mobile home units which are not visually appealing. He noted that the Fire Department has offered assistance in removing the mobile home units because of the hazard they represent. He related that in as much as a year he will replace more mobile home units if construction goes well. A letter from Mr. John Everett the adjacent property owner, approving the construction, was reviewed by the Board. Mr. Kirkpatrick related that there will be a total number of 24 units of metal and steel construction as used in standard commercial application. He related that the Fire Marshall had said a sprinkler system would not be required because of the type of construction planned, including fire retardant sheet rock. It was noted that this item would be addressed when the petitioner sought BOARD OF ADJUSTMENT continued: June 11, 1997 a building permit from the City Engineers office. Discussion ensued as to the phases which will eventually remove all mobile home units. He stated that the proposed construction will improve the look of the area. It was noted that parking requirements per Jacksonville Municipal Code are one per 200 sq. foot. Commissioner Boroughs moved, seconded by Commissioner Nabors to APPROVE the side yard variance request as requested. MOTION CARRIED.
