0454 454 ORDINANCE NO. AN ORDINANCE AMENDING ORDINANCE NUMBERS 213 AND 238 PERMITTING R -1A RESIDENTIAL, SINGLE- FAMILY DISTRICT TO BE ADDED TO JACKSONVILLE MUNICIPAL CODE AND FOR OTHER PURPOSES. WHEREAS, the Jacksonville Planning Commission has recommended to the Jacksonville City Council that it would be beneficial to the city that the Jacksonville Municipal Code be amended. NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF JACKSONVILLE, ARKANSAS, that:. Section 1. Sections 18.16.010, 18.16.020 and 18.16.030 of the Jackson- ville Municipal Code is hereby amended to add the following: Section 18.16.010 Districts Established. R -1A, One - Family District - residential Section 18.16.020 Map. R -1A district to be included in zoning map. Section 18.16.030 Districts - Boundaries R -1A district to be included in rules that apply under regulations covering district boundaries described therein. Section 2. Ordinances 213 and 238 are hereby amended to add the follow- ing requirements for R -1A district: Purpose for establishment. The R -1A district will provide for higher density development than R -0 and R -1 districts, yet retaining single - family detached hous- ing; thus, reducing land and development costs making single - family housing available for lower income and smaller families. Permitted Uses. The permitted uses in the R -1A district are: Single Family dwellings Any use permitted in R -0 and R -1. Conditional Uses. The conditional uses in the R -1A district are: Other Community facilities. Public utility facility Dimensional Requirements. For parking requirements for the R -1A district, see Chart No. 1, Chapter 18.78. (Ord. 213, 1969) Amended chart is attached, Exhibit A. Signs. Sign provisions are the same as allowed in R -0 and R -1 districts. Section 3. The development requirements covering an R -1A district are as follows: 1. There shall be forty (40) feet of right -of -way required on local streets. 2. Sewer easement paralleling street - 10 feet (opposite side of water and gas easement) 3.
