OPENING REMARKS: Chairman Elliott expressed appreciation for those in attendance and requested roll call.
ROLL CALL:
Commissioners: Rudy Reid, Jim Dornblaser, Art Brannen, Tad Green, Lester Piggee, Leslie Belden and Jack Patton answered ROLL CALL. Chairman Elliott also answered ROLL CALL and declared
a quorum. PRESENT EIGHT (8), ABSENT (1).
Others in attendance for the meeting were City Attorney Robert E. Bamburg, City Engineer Duane Reel, Deputy City Clerk Susan Goings, Computer Tech/ Receptionist of the Engineering Department
Mylissa Founds, Mr. Phil Keaton P.E., Dickie Penn, petitioner representing the Pennpointe Subdivision, Mr. Tommy Dupree, petitioner representing the Clover Ridge Subdivision item(s)
on the agenda.
APPROVAL AND/OR CORRECTION OF MINUTES: Regular Planning Commission Meeting/April 11, 1994
Commissioner Brannen moved, seconded by Commissioner Belden that the minutes of April 11, 1994 be APPROVED. MOTION CARRIED.
REQUESTS TO SET UP PUBLIC HEARINGS: No requests were submitted.
REQUESTS TO APPROVE BUILDING PERMITS: No requests were submitted.
REQUESTS TO APPROVE PLATS: a. Final Plat/Clover Ridge Subdivision
Chairman Elliott asked City Engineer Reel to address the plat.
City Engineer Reel related that the Preliminary Plat was approved in 1986 explaining that lots along Homer Atkins Drive have been developed, adding that the owner Mr. Tommy Dupree desires
to develop lots 47 thru 55 which face Cloverdale Road across from Homer Atkins School. He stated that the lots already have the necessary utilities.
Commissioner Dornblaser moved, seconded by Commissioner Brannen that the FINAL PLAT of CLOVER RIDGE SUBDIVISION be APPROVED. MOTION CARRIED.
b. Final Plat/Pennpointe Subdivision
City Engineer Reel related that the Final Plat of Phase I contains 21 lots including the lake. He related that none of the lots are in the flood plain adding that the streets have been
developed. He

stated that the letter of warranty from the owner to the City has been prepared and that the water and sewer plans have been submitted for approval. He related that approval by the Planning
Commission is desired contingent upon by the Water and Sewer Departments.
In response to a question regarding limited frontage posed by Commissioner Patton City Engineer Reel related that lot six and seven would share a common access. He related that the house
on lot seven would be set back more than the requirements. It was related that a 25ft. set back is not unusual on a culdesac.
Commissioner Green moved, seconded by Commissioner Piggee to APPROVE Phase I of the Pennpointe Subdivision with the stipulation that Phase I receive Water and Sewer Plan approval from
those departments. MOTION CARRIED.
Chairman Elliott commented that he had the opportunity to look at the subdivision and expressed how nice it is.
DISCUSSION: MAIN STREET REVITALIZATION
Chairman Elliott related that the initial meeting has been held and Mike Abdin was selected as the Chairman of that committee adding that Susan Dollar of Metroplan and Diana Gunlock
from the Chamber of Commerce have been selected as new members. He related that the next meeting will be held May 17,1994.
ADJOURNMENT:
Commissioner Piggee moved, seconded by Commissioner Reid that the meeting adjourn at approximately 7:08 p.m. MOTION CARRIED.
