AN ORDINANCE RECLASSIFYING PROPERTY IN THE CITY OF JACKSONVILLE,
ARKANSAS, (GENERAL LOCATION: CLOVERDALE AND VALENTINE ROADS);
AMENDING ORDINANCES NUMBER 213 AND NUMBER 238 OF THE CITY OF
JACKSONVILLE, ARKANSAS; AND FOR OTHER PURPOSES.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF
JACKSONVILLE, ARKANSAS, THAT:
SECTION 1: The zone classification of the following pro-
perty be and hereby is changed as indicated:
LEGAL DESCRIPTION:
TRACT 1:
A tract of land located in Section 36, Township 3 North,
Range 11 West, in the City of Jacksonville, Pulaski
County, Arkansas, being more particularly described as
follows:
Commencing at the Southeast corner of Section 36, Township
3 North, Range 11 West; thence North 00 degrees 20 minutes
45 seconds West, 1,775.98 feet to the point of beginning;
thence South 44 degrees 22 minutes 47 seconds West, 54.3
feet to the Northerly right-of-way line of Cloverdale
Road; thence North 53 degrees 31 minutes 05 seconds West
along said right-of-way line of Cloverdale Road, 641.46
feet to the beginning of a curve to the left (Delta = 78
degrees 43 minutes 30 seconds, Radius = 401.93 feet);
thence along said right-of-way of Cloverdale Road and the
curve to the left an arc distance of 552.25 feet; thence
continue along said right-of-way South 47 degrees 45 minutes
25 seconds West, 320.9 feet; thence North 32 degrees 16
minutes 18 seconds West, 142.1 feet; thence North 47
degrees 45 minutes 25 seconds East, 280.75 feet to the
beginning of a curve to the right (Delta = 78 degrees 43
minutes 30 seconds, Radius = 541.93 feet); thence along
said curve to the right an arc distance of 744.12 feet;
thence South 53 degrees 31 minutes 05 seconds East, 587.86
feet to the East line of Section 36, Township 3 North,
Range 11 West; thence South 00 degrees 20 minutes 45
seconds East along said East line of Section 36, 105.63
feet to the point of beginning; containing 5.03 acres,

North, Range 11 West, Jacksonville, Pulaski County,
Arkansas, being more particularly described as follows:
Commencing at the Southwest corner of the SEV4 of the SWV4
of said Section 36, Township 3 North, Range 11 West;
thence North along the West line of the SEV4 of the SWV4 of
said Section 36, approximately 635 feet to the point of
beginning; thence continue North along said West line,
585.7 feet to the Southeasterly right-of-way line of the
Missouri-Pacific Railroad; thence North 49 degrees 04
minutes East along said railroad right-of-way line, 400.8
feet; thence North 53 degrees 33 minutes East along said
railroad right-of-way line, 479.3 feet; thence North 54
degrees 45 minutes East along said railroad right-of-way
line, 138.1 feet; thence South 38 degrees 39 minutes East,

Commencing at the point of intersection of the South sec-
tion line of Section 36, Township 3 North, Range 11 West,
and the West right-of-way line of Arkansas State Highway
No. 161; thence South 53 degrees 30 minutes West, along
said West right-of-way line, 860.66 feet to the Westerly
right-of-way line of Valentine Road; thence along said
Westerly right-of-way line, North 36 degrees 30 minutes 03
seconds West, 862.82 feet; thence North 54 degrees 22
minutes 12 seconds East, 44.99 feet to the Easterly right-
of-way line of Valentine Road and the point of beginning;
thence North 36 degrees 28 minutes 08 seconds West, along
said Easterly right-of-way line, 857.96 feet to the
Southerly right-of-way line of Cloverdale Road; thence
along said Southerly right-of-way line North 48 degrees 15
minutes 39 seconds East, 1,571.65 feet to a curve to the
right having a chord bearing and distance, North 87
degrees 26 minutes 26 seconds East, 452.75 feet (Delta =
78 degrees 43 minutes 30 seconds, Radius = 356.93 feet,
Tangent = 292.80 feet, Arc Distance = 490.43 feet); thence
continuing along said Southerly right-of-way line, South
53 degrees 21 minutes 47 seconds East, 613.80 feet; thence
South 47 degrees 55 minutes 20 seconds West, 674.89 feet;
thence South 44 degrees 54 minutes 28 seconds West, 715.65
feet; thence South 54 degrees 22 minutes 12 seconds West,
740.0 feet to the point of beginning: containing 40.82
acres, more or less.
The above described property is hereby rezoned from R-O to R-l.
(General Location: Cloverdale and Valentine Roads, Jacksonville,
Arkansas. )
SECTION 2: That the map referred to in Section 601 of
Ordinance No. 213 of the City of Jacksonville, Arkansas, as
amended by Ordinance No. 238, and designated official zoning map,
should be and hereby is amended to the extent and in the respects
necessary to effect and designate the changes provided for in
Section 1, thereof.
SECTION 3: That all Ordinances or parts of Ordinances in
conflict herewith are hereby repealed to the extent of any such
conflict.
