MINUTES: BOARD OF ADJUSTMENT REGULAR MEETING
DATE AND TIME: December 9, 2024 6:00 p.m. – 6:09 p.m.
ATTENDANCE: Commissioners: Montgomery, Ruple, Twitty, and
Chairman Oakley were present.

City Clerk Susan Davitt recorded those listed above in attendance and
Chairman Oakley declared a quorum.
APPROVAL AND/OR CORRECTION OF MINUTES: Commissioner Montgomery moved,
seconded by Commissioner Twitty to approve the regular meeting minutes of
November 12, 2024. MOTION CARRIED.
VARIANCE(S): a. Front Yard Setback Variance 110 Central Avenue
The public hearing opened at approximately 6:02 p.m.
City Engineer Adam Whitlow stated the request is to go from 25’ to 22’.
He confirmed it was properly advertised and posted, there were no phone
calls objecting, and there are like properties in the area. He explained
this is an old platted area with no building lines on the plat. He related
that Staff supports granting due to the above conditions. He noted this
is for a porch add-on that will help correct some drainage issues.
Petitioner Nallely Guajardo Quirino clarified that it is a 5’ awning that
causes them to go 3’ over the build line. He explained the small awning
is to prevent the water from going inside and under the house.
The public hearing closed at approximately 6:06 p.m.
Commissioner Ruple moved, seconded by Commissioner Montgomery to approve
a 22’front yard setback at 110 Central Avenue. MOTION CARRIED.
b. Rear Yard Setback Variance 112 Pulaski Drive
The public hearing opened at approximately 6:07 p.m.
Engineer Whitlow stated the request is to go from 25’ to 15’. He confirmed
it was properly advertised and posted, there were no phone calls in support
or against it, and there are properties in the area with substantially less
than code requirements. He related that Staff supports granting it due to
the above conditions. He pointed out this is corner lot, he does not believe
it encroaches, and they have approved like ones in the area. He explained
this is not due to an easement restriction, but is due to the geometry.
The public hearing closed at approximately 6:09 p.m.
Commissioner Twitty moved, seconded by Commissioner Montgomery to approve
a 15’ rear yard setback at 112 Pulaski Drive. MOTION CARRIED.
ADJOURNMENT: Without objection, Chairman Oakley adjourned the meeting at
approximately 6:09 p.m. MOTION CARRIED.
