MINUTES: BOARD OF ADJUSTMENT REGULAR MEETING
DATE AND TIME: September 13, 2021 6:00 p.m. – 6:09 p.m.
ATTENDANCE: Commissioners: Ruple, Montgomery, Stroud, and Chairman Brown were present.

City Clerk Susan Davitt recorded those listed above in attendance and Chairman Brown declared a quorum.
APPROVAL AND/OR CORRECTION OF MINUTES:
VARIANCE(S): a. Accessory Building Square Footage Variance 401 Pin Oak Court
Chairman Brown opened the public hearing at approximately 6:01 p.m.
Mr. Robert Davis, Jr. explained that he is applying for a variance at his residence regarding an accessory building that would be approximately 130 square feet above the maximum allowable
650 square feet. He stated that the building would mainly be used for storage. He stated that he is lot size is approximately 3/4 of an acre, adding that the building will have electricity.
He then answered that it is located 30’ from the rear fence line and would be constructed of all brick to match the exterior of his residence. When questioned about the Bill of Assurance
for the Oak Ridge Ranch Subdivision he explained that the accessory building has to match the exterior of the present home.
With no further questions, Chairman Brown closed the public hearing at approximately 6:04 p.m.
Commissioner Hall moved, seconded by Commissioner Montgomery to approve the maximum square footage variance for an accessory building at 401 Pin Oak Drive as requested. MOTION CARRIED.
b. Billboard Review (2) Property along T.P White Drive
Chairman Brown opened the public hearing at approximately 6:04 p.m.
A representative of Ashley Media, LLC presented two locations for application for Billboard Review by the Board of Adjustment. He explained that at both locations the billboards would
be center mount, mono-pole, V Type billboards. Both billboards will be located on either side of Hwy 67/167, one along John Harden Drive and the other on T.P. White Drive. The billboard
on T.P. White Drive is 3,300 feet from the nearest sign on that side of the road and the one on John Harden Drive is 2,500 feet from the nearest sign on that side of the road. Both
owners of the prospective properties have provided the City will their permission for Ashely Media, LLC to construct and maintain billboards on those properties. It was then noted that
portion of the Highway has already been widened so this would not affect ongoing Arkansas Highway construction efforts. He then assured the Board of Adjustment that the signs would
not exceed 55 square feet in total.
Chairman Brown closed the public hearing at approximately 6:08 p.m.

Commissioner Ruple moved, seconded by Commissioner Montgomery to approve the locations for both billboards as requested. MOTION CARRIED.

Without objection, Chairman Brown adjourned the meeting at approximately 6:09 p.m. MOTION CARRIED.
