MINUTES: BOARD OF ADJUSTMENT REGULAR MEETING
DATE AND TIME: May 9, 2022 6:07 p.m. – 6:13 p.m.
ATTENDANCE: Commissioners: Montgomery, Twitty, and Chairman Brown were present.

City Clerk Susan Davitt recorded those listed above in attendance and Chairman Brown declared a quorum.
APPROVAL AND/OR CORRECTION OF MINUTES: Commissioner Montgomery moved, seconded by Commissioner Twitty to approve the regularly scheduled meeting minutes of November 8, 2021 and December
13, 2021. MOTION CARRIED.
VARIANCE(S): Accessory Building Maximum Square Footage Variance 1706 Hunters Chase Road
Chairman Brown opened the public hearing at approximately 6:09 p.m.
Petitioner Quinston Penn stated he is building his home at 1706 Hunters Chase Road in Foxwood Estates Subdivision and his detached garaged that he wants to build for extra storage is
approximately 1560 square feet, being about 50’x30’. He confirmed that it would have the exact same exterior as the home and would be only one story.
Discussion ensued between Commissioners regarding a recent accessory building maximum square footage variance that was approved and how large the lots are in that Subdivision.
Mr. Penn noted that his lot is a little over 4 acres.
Public Works Director Jim Oakley shared that the maximum square footage is currently 650 square feet and added that Engineering Tech Mylissa Griggs has done some calculations.
Engineering Tech Mylissa Griggs explained that this lot is 4.13 acres and the petitioner has 2 acres just in the open backyard. She assured that the petitioner is only at 2% coverage
and the 650 square feet limit is based on normal City lots, where they also have a stipulation that they cannot cover more than 30% of the rear yard. She affirmed that the petitioner
is well under that with it being such a large lot.
Commissioner Twitty pointed out that there are already a couple over there and he does not see an issue with it.
Chairman Brown closed the public hearing at approximately 6:12 p.m.
Commissioner Twitty moved, seconded by Commissioner Montgomery to approve the accessory building maximum square footage variance for 1706 Hunters Chase Road to be 1560 square feet and
have similar exterior construction as the house. MOTION CARRIED.
