MINUTES: BOARD OF ADJUSTMENT REGULAR MEETING
DATE AND TIME: March 14, 2022 6:02 p.m. – 6:07 p.m.
ATTENDANCE: Commissioners: Montgomery, Twitty, Dietz, and
Chairman Brown were present.

City Clerk Susan Davitt recorded those listed above in attendance and
Chairman Brown declared a quorum.
APPROVAL AND/OR CORRECTION OF MINUTES: Commissioner Montgomery moved,
seconded by Council Member Dietz to approve the regularly scheduled meeting
minutes of February 8, 2021, March 22, 2021, and May 10, 2021. MOTION
CARRIED.
VARIANCE(S): Accessory Building Maximum Square Footage Variance 3402 North
First Street
Chairman Brown opened the public hearing at approximately 6:03 p.m.
Chairman Brown stated the only item on the agenda is for a variance request
regarding the maximum square footage of an accessory building. He explained
they are requesting the building be 900 square feet, which is 250 square
feet over the maximum limit. He expressed it was his understanding that
it is on a very large residential lot, so there should be no problems with
this exception.
Council Member Dietz related he is familiar with the lot and supports anyone
who is building a nice home in that area and wants to construct a nice
exterior building that will match the primary residence.
It was confirmed the building would match the home.
Public Works Director Jim Oakley agreed it is an extremely large lot and
it meets the minimum square footage, giving them plenty of room for the
building. He had no objections and thought it would be a nice addition to
the home.
Council Member Dietz added he believes it will enhance the area and it will
look great.
Public Works Director Jim Oakley mentioned he would like to look into
increasing the square footage maximum of 650 square feet, since these
variances come before the Board of Adjustment so often.
Council Member Dietz suggested that if the lot is big enough and they are
in compliance with their Bill of Assurance, it enhances the City, and he
supports that. He noted that people constructing nice buildings on their
property increases the value and is a good idea.
Commissioner Montgomery asked where the building will be on the property.
Petitioner Marsha Friedman answered that it will be to the rear of the lot.
Council Member Dietz added that a few people have constructed some nice
accessory buildings around there and reiterated that they are big lots that
back up into the woods.

Chairman Brown closed the public hearing at approximately 6:07 p.m.
Council Member Dietz moved, seconded by Commissioner Montgomery to approve
an accessory building for 900 square feet at 3402 North First Street. MOTION
CARRIED.
ADJOURNMENT:
Without objection, Chairman Brown adjourned the meeting at approximately
6:07 p.m. MOTION CARRIED.
