VARIANCE REQUEST(S): Accessory Building Maximum Square Footage Variance 119 West Valentine Petitioner: Danny Gunn 3-5 ADJOURNMENT MINUTES: BOARD OF ADJUSTMENT REGULAR MEETING DATE AND TIME: January 12, 2015 6:37 p.m. – 6:46 p.m. ATTENDANCE: Commissioners: Vergil Healey, Art Brannen, Rick White, Alderman Howard and Chairman Moore were present. City Attorney Bamburg and City Engineer Whisker were present. ______________________________________________________________________ City Clerk Susan Davitt recorded those listed above in attendance and Chairman Moore declared a quorum. APPROVAL AND/OR CORRECTION OF MINUTES: Alderman Howard moved, seconded by Commissioner Healy to approve the regularly scheduled meeting minutes of November 10, 2014. MOTION CARRIED. VARIANCE(S): Accessory Building Maximum Square Footage Variance 1119 West Valentine Road Chairman Moore opened the public hearing at approximately 6:37 p.m. Petitioner Mr. Danny Gunn explained that he would like to construct an accessory building at his residence for storage of his recreational vehicles. Chairman Moore noted that the request is for a building 24’ X 30’ X 10’ with a 12’ lean-to. He pointed out that the lean-to is not depicted on the drawing that was provided for support data. Mr. Gunn explained that the lean-to would be attached to the accessory building on the front side to the rear of the residence and is an addition to the measurements of 24’ X 30’ X 10’. City Engineer Whisker clarified that it would change the footprint of the building to 30’ X 36’ under roof and would reduce the distance between the accessory building and the primary residence from 34’ to 22’. Total square footage under roof would be 1080 instead of 720 and both would have a slab foundation. Mr. Gunn then answered Chairman Moore that Arkla-Tech will construct the building. In response to a question from Commissioner White, City Engineer Whisker stated that he does not believe there is a bill of assurance for this residential area. He went on to explain that a lot of the area is unplatted, adding that he has never had a subdivision dealing with this area. Mr. Gunn then answered the Commission that this building would not be for commercial use, but private storage. Discussion ensued regarding a second storage building on the property and City Engineer Whisker responded that Code allows for a maximum of 35% of the rear yard for storage, noting that Mr. Gunn has over half an acre of property. MINUTES: BOARD OF ADJUSTMENT REGULAR MEETING DATE AND TIME: January 12, 2015 6:37 p.m. – 6:46 p.m. Chairman Moore clarified with Mr. Gunn that the proposed accessory building would not be constructed over the 20’ storm drainage easement to the side of the property at the north end of the residence. Chairman Moore closed the public hearing at approximately 6:45 p.m. City Engineer Whisker clarified that the building is larger than the 650 square foot that is normally allowable by Code. He reiterated that Mr. Gunn is trying to bring his equipment under one roof. Alderman Howard moved, seconded by Commissioner White to approve the request for an accessory building at 119 West Valentine Road of 1080 square feet. MOTION CARRIED. City Engineer Whisker updated the Board regarding a training session with the Planning Commission presented by Metroplan. He noted that it will be held during the regularly scheduled Planning Commission meeting in February.
