APPROVAL AND/OR CORRECTION OF MINUTES: Regular Scheduled Meeting of September 9, 2013 1 3. VARIANCE REQUEST(S): Accessory Building Maximum square footage variance 1507 McArthur Drive Petitioner: Bob Harden 2 (site plan included in packet) ADJOURNMENT MINUTES: BOARD OF ADJUSTMENT REGULAR MEETING DATE AND TIME: January 13, 2014 6:30 p.m. – 6:37 p.m. ATTENDANCE: Commissioners: Rick White, Vergil Healey, Art Brannen and Chairman Moore were present. City Engineer Whisker and City Attorney Bamburg were present. ______________________________________________________________________ City Clerk Susan Davitt recorded those listed above in attendance and Chairman Moore declared a quorum. APPROVAL AND/OR CORRECTION OF MINUTES: Commissioner White moved, seconded by Commissioner Healey to approve the minutes of the regularly scheduled Board of Adjustment meeting of September 9, 2013 as presented. MOTION CARRIED. VARIANCE(S): Maximum Square Footage Variance for an Accessory Building at 1507 McArthur Drive Chairman Moore opened the public hearing at approximately 6:30 p.m. Mr. Bob Harden explained that he owns both houses at 1501 & 1507 McArthur Drive, adding that he lived at 1501 McArthur for ten years before moving to north Jacksonville. He related that he plans to remodel the house at 1507 McArthur and move in. He explained that there is a shop in the back yard now that is 810 square feet but it is deteriorated and needs to be torn down. He presented photographs of the shop he has at his current house in north Jacksonville, saying that he intends to build the same type of accessory building. The construction would be all brick with a pitched roof, adding that it would be approximately 864 square feet. He explained that the building would be used for gardening equipment and storage. He noted that the residential lots on McArthur Drive are very deep. Chairman Moore noted that there was no one present to speak in opposition to the request. Chairman Moore closed the public hearing at approximately 6:34 p.m. City Engineer Whisker concurred that the property is an unusually deep lot, explaining that Mr. Harden is proposing to replace an existing building. He stated that Code maximum is 650 square feet, noting that Mr. Harden is requesting a building of 864 square feet. He then answered Commissioner Healey that the height of the accessory building would not exceed the height of the home. He also noted that the property was posted and no phone calls were received from neighbors. Mr. Harden offered that he had spoken with his neighbors on both sides of his property and they did not have any concerns or objections. Discussion ensued regarding ownership of a gate to the rear of the property; Mr. Harden explained that the property was part of the old ammunitions plant. MINUTES: BOARD OF ADJUSTMENT REGULAR MEETING DATE AND TIME: January 13, 2014 6:30 p.m. – 6:37 p.m. Commissioner White moved, seconded by Commissioner Healey to approve the square footage variance for an accessory building up to 864 square feet at 1507 McArthur Drive as requested. MOTION CARRIED. ADJOURNMENT: Without objection, Chairman Moore adjourned the meeting at approximately 6:37 p.m. MOTION CARRIED.
