MINUTES: BOARD OF ADJUSTMENT REGULAR MEETING

ATTENDANCE: Commissioners: Bart Gray, Jr., Art Brannen, Chairman Chad Young, and City Planner McCulley were present

City Clerk Susan Davitt recorded those listed above in attendance and Chairman Young declared a quorum.
APPROVAL AND/OR CORRECTION OF MINUTES: Commissioner Brannen moved, seconded by Commissioner Gray to approve the minutes of the regularly scheduled Board of Adjustment meeting of June
9, 2008. MOTION CARRIED Chairman Young voting AYE.
VARIANCE(S): Setback variance at 3501 North Ridge Drive
Chairman Young opened the public hearing at approximately 6:30 p.m.
Petitioner Curtis Harris related that from the rear of his home to the back property line is exactly 25’, explaining that he is requesting a setback variance of 2’. He stated that his
patio is 2.5’ into the setback, explaining that he is proposing to construct a room addition where the patio is currently and then add a screened-in porch to the side of the room addition.
He stated that the room addition would be a sunroom. He stated that the addition would match the present exterior of the home, adding that the two-foot variance will allow for proper
pitch of the roof. He related that his contractor is Precision Builders of Arkansas and the HVACR contractor will be M&M Heating and Cooling.
Chairman Young clarified that the two-foot variance would pertain to the wall base and not the roofline.
City Planner McCulley related that the property was posted and the City does not have any issues with the variance.
Commissioner Gray clarified the layout for the room addition and placement of the porch. He noted that the back wall of the room addition would be 23’ from the property line versus
the minimum standard of 25’.
Mr. Harris related that he has a 14’ side yard setback on each side of the home.
Commissioner Gray moved, seconded by Commissioner Brannen to grant a 2’ variance as requested. MOTION CARRIED with Chairman Young voting AYE.
Chairman Young closed the public hearing at approximately 6:35 p.m.

Without objection, Chairman Young adjourned the meeting at approximately 6:35 p.m. MOTION CARRIED.
