APPROVAL AND/OR CORRECTION OF MINUTES: Regular Scheduled Meeting November 10, 2008 1-2 3. VARIANCE REQUEST(S): Maximum square footage variance accessory building at 1808 North Bailey Street Petitioner: Billy Hall 3 ADJOURNMENT MINUTES: BOARD OF ADJUSTMENT REGULAR MEETING DATE AND TIME: December 8, 2008 6:30 p.m. – 6:40 p.m. ATTENDANCE: Commissioners: Bart Gray, Jr., Art Brannen, Glen Keaton, Chairman Chad Young, and City Planner Chip McCulley were present _________________________________________________________________ City Clerk Susan Davitt recorded those listed above in attendance and Chairman Young declared a quorum. APPROVAL AND/OR CORRECTION OF MINUTES: Commissioner Brannen moved, seconded by Commissioner Gray to approve the minutes of the regularly scheduled Board of Adjustment meeting of November 10, 2008. MOTION CARRIED. VARIANCE(S): Maximum square footage variance for an accessory building at 1808 North Bailey Street Chairman Young opened the public hearing at approximately 6:31 p.m. Chairman Young clarified with City Planner McCulley that the maximum square footage allowance for accessory buildings is 650 square feet. Petitioner Billy Hall answered that he is requesting a variance to construct a 1200 square foot accessory building. He related that he is purchasing a 30 X 40 package accessory building. Mr. Hall explained that originally, his property was two lots, but it was replatted into one lot. He stated that he plans to put the same type of rock façade on the accessory building that is currently on the front of his home. He noted that his daughter owns the corner adjacent lot, so he would not construct anything that would detract from the aesthetics. He related problems with cats and theft. He explained that he is trying to get a building so he can secure items such as his boat and an old mustang. He then explained that originally he wanted to construct the building to the rear of his home but costs was not feasible because his home is situated on a hill and it would cost too much to level the property for construction. He stated that the land to the south is more level. City Planner McCulley explained that the Code of 650 square feet is directed at a normal size lot, noting that this lot would be double the size of a normal lot. He stated that there were no objections from the neighborhood. In response to a question posed by Chairman Young, Mr. Hall stated that he had not finalized plans for the roofline, explaining that he is only certain at this point that the façade will match his main residence. Commissioner Brannen moved, seconded by Commissioner Gray to approve a maximum square footage variance for an accessory building at 1808 North Bailey Street. MOTION CARRIED. Chairman Young closed the public hearing at approximately 6:38 p.m. City Planner McCulley explained the building permit process to Mr. Hall and the requirement to adhere to zoning setbacks. BOARD OF ADJUSTMENT REGULAR MEETING December 8, 2008 6:30 p.m. – 6:40 p.m. ADJOURNMENT: Without objection, Chairman Young adjourned the meeting at approximately 6:40 p.m. MOTION CARRIED.
